For a decade, Bali property meant Canggu and Seminyak. That is changing. East Bali, particularly Amed, now offers the price discipline and tourism growth that South Bali enjoyed in 2014. Why this shift is real, with the numbers.

For most of the past decade, the Bali real estate map had two centres of gravity. Canggu for the surf, beach club and digital nomad crowd. Seminyak for the upscale design hotel and restaurant set. New investors arrived, new villas were built, prices marched upward. Then the slope flattened. As of 2026, the smart capital is repositioning eastward.

The Canggu problem

Canggu now hosts more boutique villas per square kilometre than any other coastal area in Indonesia. The result is predictable. Daily rates have softened by 8 to 12 percent year on year for non differentiated stock. New developments compete on price and amenity rather than experience. Traffic on Jalan Pantai Berawa, a road that was a quiet lane in 2015, regularly takes 30 minutes to traverse. Investors who bought five years ago still have positive returns, but the runway is short.

East Bali tourism trajectory

East Bali, by contrast, is roughly where Canggu was around 2013. Visitor arrivals to Karangasem regency grew 38 percent between 2019 and 2024. Boutique hospitality stock grew far less. Premium room nights are now repeatedly sold out during high season at Lipah Beach, Tulamben and Padang Bai.

Two factors drive this. First, travellers who once flew to Bali for nightlife now seek nature, diving and authenticity. East Bali delivers all three. The USAT Liberty wreck off Tulamben is one of the most accessible world class dive sites globally. Lipah Beach offers some of the cleanest snorkelling in Bali. Mount Agung at 3014 metres is the spiritual and visual anchor of the region.

Second, infrastructure is improving. The proposed Amed Harbour, planned roadway upgrades and gradual airport capacity expansion shorten the perceived distance from Ngurah Rai Airport. The 100 kilometre drive from the airport to Amed used to feel like a half day journey. With the new roads it is a 2.5 hour drive on quiet pavement.

What makes Amed different

Diving and snorkelling. The coral systems off Lipah Beach and the wreck dives at Tulamben draw a steady international flow of intermediate and advanced divers who book longer stays at higher rates than conventional beach tourists.

Volcanic landscape. The Mount Agung backdrop, the dark volcanic sand beaches and the dramatic hillsides provide a visual identity that is impossible to replicate in flat South Bali.

Authentic Balinese culture. Karangasem is one of the few regencies in Bali where traditional fishing villages still function as fishing villages, not tourist sets. Travellers who have been to Bali three or four times specifically book Amed for this reason.

These three pillars are durable. They do not depend on a particular fashion or generational preference. That makes them a stronger long term bet than the next surf town trend.

The Amed buyer profile is distinct from Canggu. Investors here tend to be experienced Bali visitors, often divers, who have rented in the area for years. They want a property they personally use a few weeks per year while letting it generate income for the rest. They are less yield sensitive and more lifestyle sensitive, which paradoxically makes them more loyal long term holders.

Couples in their 40s and 50s from Northern Europe, Australia and Singapore dominate the inquiry pipeline. Many have explored other Asian markets like Phuket and Koh Samui and concluded that East Bali offers a better balance of authenticity and infrastructure.
